As we enter into the third month of 2012 we see things are very promising in the market.  Average sale prices were higher in February  than the average sale prices all year long in 2011! February averages sale price was $375,268- up 3.1% from January! Condos average sale price was $234,973- up 8.5% over January!! 

There are definate increases over last year with single family properties selling 4.8% higher than last year.  Condos are up 1.7% over last year.  There is a 46% sales to listing ratio right now which means less than half the properties listed were sold - so there are lots of new properties for buyers to choose from.  Average days on market for February is 54 which is down from 65 in January. All this indicates a stable and favorable selling and buying market!
